NEXUS for Affordable Housing, Inc. was formed in 1996 to own and operate rental housing for low and moderate income persons. NEXUS is Managing General Partner of 12 communities comprised of over 830 units.
Allanza Apartment Homes
Allanza Apartments, located in Indio, California. The property consists of 14 garden style buildings with 144 units with 2, 3 and 4 bedroom units. The property also has a swimming pool and 2 playgrounds.
NEXUS entered in the partnership as the Managing General Partner in April 2014.
The large property will undergo numerous improvements including a residential courtyard complete with a new tot lot, community gardens and a new community building. Additional planned upgrades to the property include but are not limited to: repaving of the existing parking lot, fully upgraded finishes in the interior of all units, a 335kw solar array system on all roof areas (which in turn should reduce tenants electricity bills by 50% or more), patching and re-paint of exterior stucco areas, new efficient windows and sliding glass doors, added insulation in the attic space, new efficient plumbing and lighting fixtures, brand new Energy Star kitchen appliances, and a re-design of the landscaping to fit the desert environment of Indio, CA. The community has affordable units, with rents ranging from $730 to $925, depending on the unit type.
Beachview Villas, is an attractive new construction 107 unit Single Room Occupancy (SRO) apartments, located in the City of Huntington Beach, California. The site was an abandoned building that had become a community eyesore and a magnet for illegal activity.
The project has strong community support and is designed for young professionals and single workers in the area. Targeted incomes for this development are as low as 30% Area Median Income. All 107 units are studio units, ranging in size from 220 to 250 square feet. Rents begin in the range of $534 and include all utilities.

The project is structured as a Limited Partnership, financed with a combination of tax- exempt bond financing and 4% Low Income Housing Tax Credits. Units are designed to include kitchenettes and are furnished.
Bella Vita – Under Coonstruction
Bella Vita will be a mixed-use development offering 65 senior residential apartment units and commercial space on a 1.22-acre site located Southwest of East Sepulveda Boulevard and Panama Avenue. The affordable, senior housing will offer 58 one-bedroom apartments and 7 two-bedroom apartments. The commercial retail space will encompass approximately 3,000 square feet. The parking garage will include 62 vehicle parking spaces and bike racks in an effort to promote a car free lifestyle. The project will also feature approximately 20,000 square feet of common areas that include a community room, community garden, outdoor seating, theater area, podium gardens, and a park area.
Cielo Carmel, Phase I & II
Cielo Carmel is a modern new development project, consisting of 17 two story buildings, 197 total units, 107 in phase I and 90 in phased II. The community includes one, two and three bedroom homes, for families earning 50-60% AMI, monthly rents ranging from $913-$1253.
Cielo Carmel boasts an onsite computer lab, pool, dog run (pet friendly community) and garden. There is 1800 square feet of interior common areas including a club house for residents use, including a large kitchen and TV lounge. Many of the units offer private garages, and for those without, a dedicated parking space.
The project is environmentally friendly to include solar panels throughout and reducing energy 15% below CA title 24 standards. Financed both through tax credit and bond density, this community is a wonder to enjoy.
City Scene is a beautiful new construction of 31 apartment homes. It consists of 1, 2 and 3 bedroom family style apartments. City Scene is located in the sub neighborhood called North Park in San Diego, California. A previous owner had begun to build on this site and it was never completed. The developer purchased the land and completed the 4 story apartment home building.
This beautiful building tucks perfectly into this predominately single family home neighborhood. It offers affordable rents ranging from $714 to $1165. The units range in site from 563 to 965 square feet.
Cypress – Under Construction
The 63-unit affordable apartment project will be six stories of new construction, located in the East Village District of Downtown San Diego, at 1435 Imperial Avenue (between 14th St. and 15th St.). The building will provide 62 SRO/efficiency units, targeting Special Needs populations with an average of 40% AMI rents, and one (1) one-bedroom manager’s unit. The sleek, modern structure will be constructed as five stories and will feature an elevated common area with amenities and outdoor open space on the second level. The second floor will also include a community kitchen, tech tables, and lounge areas cladded by floor-to-ceiling glazing to enliven the space with abundant natural sunlight. The resident apartments will range from 275 to 350 square feet and feature personal kitchens and bathrooms.
Eastgate at Creekside – Under Construction
Eastside at Creekside is a 42 unit community, currently under construction located in the City of San Marcos. This property is scheduled to open in December, 2016. The property has 1, 2 and 3 bedroom apartments and is 100% Tax Credit, with 50% and 60% set asides. This property will also have retail space available on the ground floor.
Eastside at Creekside has a rental preference for Veterans. There are 11 units set aside for Veterans.
Ventaliso is close to wonderful shopping centers, schools and the 78 freeway.

Monte Vista II
Monte Vista II is a beautiful 40 unit community located in Murrieta, California. The property opened in February, 2013 and consists of spacious 1, 2 and 3 bedroom units with tax credit set asides at 30%, 40%, 50% and 60%. The rents range from $296 to $895 with unit sizes ranging from 668 to 1,055 square feet.
The community is located in a very desirable neighborhood surrounded by the Police Department, Library, Senior Center, Shopping Centers and close to Old Town Murrieta. The community amenities include a Community Room, Playground, Large Swimming Pool and a wonderful Community Garden. The units include state of the art kitchens, including granite countertops.

Sage Pointe Apartments, located in San Marcos, California, underwent an interior and exterior improvement in 2010, which resulted in the existing 40 units consisting of 9 one bedroom / one bath units and 31 two bedroom / one bath units being refreshed. The community has affordable units and market rate units, with rents ranging from $549 to $999, depending on the unit type.
The City of San Marcos asked the developer to partner with them to acquire and renovate this property, and to convert occupancy to provide quality, well-managed housing for low-income residents. Interior improvements included new bathrooms and kitchens, including new Energy Star appliances, repairs and upgrades to mechanical, electrical and plumbing systems, paint and floor coverings. Exterior work on the buildings included minor structural and water damage repairs, painting, re-roofing and a simple cosmetic upgrade to the street-facing elevations including new fencing, landscaping improvements to reduce water consumption, paving repairs and construction of a new BBQ area.

The small adjacent parcel at the intersection of Autumn Drive and Pico, was also acquired by the developer, who designed and constructed a public mini-park that serves as an entry feature for the Autumn Drive redevelopment area.
Sonoma Court is a 61 unit family community located in beautiful Escondido, CA. Sonoma Court completed is rehab in December of 2014. It has been a beautiful family community for over 50 years. It is nestled in a growing community of apartment complexes, city parks and public schools. Sonoma Court is proudly part of the Cities Crime Free Multi-housing and works closely with the Police Department to do their part to help keep Escondido safe.
The unit mix consists of 1, 2 and 3 bedroom units ranging from 650 to 1100 square feet, with rent levels between 50% and 60% incomes. Additionally there are DDS and HOPWA units renting for 30% to 35% of each households actual income.

Ventaliso is a 48 unit community in the desirable area of San Marcos. The property has 1, 2 and 3 bedroom garden style apartments. In 2016, Ventaliso has undergone a complete renovation, including new cabinets, appliances, flooring and fixtures throughout the resident units. Exterior upgrades, including new enclosed parking garage, landscaping, exterior paint and solar panels. The community amenities include a Community Room, Computer Lab and Playground.
Ventaliso is close to wonderful shopping centers, schools and the 78 freeway. The property is 100% tax credit, with 7 HOME units and has offers affordable rents ranging from $429 to $1247.
